Summer Checklist For Landlords

As summer brings a fresh perspective to homeowners, it also presents an excellent opportunity for landlords to consider essential maintenance tasks.

Here's a concise checklist for landlords as the full force of summer arrives.  

Clean Gutters

If there’s one single property issue that is synonymous with this time of year, it’s clogged up gutters. It’s incredibly important to ensure that your gutters are clear as you head into spring, as heavy rains will not be able to drain effectively, which can cause serious water damage to both the inside, and outside of your property. If you are going to clean your gutters yourself, make sure to do so safely!

The Roof

When focusing on the gutters, it's a fantastic time to check the roof to make sure the tin or those tiles are still in good shape. Leaks from a malfunctioning roof can cause immediate property damage, and the costs can quickly mount. Therefore, prevention is always preferable to any needed treatment.
Any solar panels may need to be audited and cleaned as part of that roof inspection to ensure they are functioning properly.

Outdoor Cleaning

There’s nothing more frustrating than spending hours upon hours making your garden and outdoor area look immaculate, only for the harsh days of winter to come along and take away all that hard work. As frustrating as it is, it is important to maintain regular upkeep of your outdoor and garden space, to ensure that your tenants are happy, and you continue to uphold a desirable investment property. Removing any grime and dirt from any pathways, pruning trees, and reseeding the lawn are just a few of the ways in which you can propel the wow factor of your investment property heading into the summer months.
 
The start of a new season means a new beginning, and the perfect time to take a look at your investment property. Make sure that it is well-equipped to take on the next few months and remain an appealing home for your current or soon to be tenant. If you follow even a couple of the above suggestions, you will be able take your home to the next level, without breaking the bank in the process.

Drainage

Excess water that collects around a property has the potential to flood and destroy footings, as well as serve as a moist, fertile habitat for termites and mosquitoes.
